Yardi Voyager provides residential and commercial property management software. Capabilities include integrated accounting, lease renewal workflow, and modules for multi-family, senior, and affordable housing, as well as retail, office and industrial units. The company was founded in 1984 and has 4,000 employees and 35 offices around the world.

Use Cases and Deployment Scope

We use Yardi Voyager to manage our day to day operations at the site level. We manage maintenance, make readies, new move ins, renewals, and move outs through Yardi Voyager. It allows us to maintain lease documents, prospect information, work orders, purchase orders, amenities, rentable items and work orders. It is the backbone to every thing we do on a daily basis.

Cons

  • Upon disposition the retrieval of all on line documents by unit instead of tcode.
  • Menus are all over the place and need to be standardized.
  • Ease of finding reports, seems like if you are looking for a recurring pmt report typing recurring payment would get you the result, but instead it is a payment manager analytics report.

  • Plugin in updates are a pain point. I think when Yardi has updates that they should have vetted it and that us the client shouldn't have to test thousands of plugins to see what is different. Just leaving the information on client central for the end user to look at, at their leisure is in my opinion not the best way to handle, you should send out updated white papers to the SPOCS to let them know what changes are coming.

Great robust CRM with customizable options, fairly easy workflows, and solid support.

Pros

  • Ability for manager to easily oversee/switch between communities
  • User permission throttling to ensure focused areas of access
  • Diverse custom reporting with several editable user fields available

Cons

  • In my experience there's a fairly steep learning curve for a new user to be able to navigate the system
  • While there's diverse functionality, many items seem buried in menus or obscure places, particularly the first time you're trying to find them
  • Getting used to the refresh functionality in some parts of the system can be challenging if you're used to a system that automatically updates when new filters are applied

Return on Investment

  • With ability to customize user fields, great way to aggregate external data
  • Open API structure helps reduce user error by automating some entries that come in from the web
  • Robust source and sub-source tracking (with ability to create new ones) when utilized correctly can be very useful when pinpointing efficacy of marketing efforts

Use Cases and Deployment Scope

Yardi Voyager is our primary ERP system for all aspects of our real estate business, which includes Accounting, Multifamily & Commercial Leasing, Facilities Management, and also Marketing Strategy (in conjunction with Yardi's RentCafe product). Personally, in my role, I use Yardi Voyager for all aspects of the multifamily leasing process - from guest cards to move-in, renewals, and billing - and reporting on leasing activity. I also use Voyager to update property, unit and unit type setup, and pricing. Yardi Voyager is a comprehensive solution without which our business could not function.

Pros

  • The out-of-box reports are comprehensive and dynamic, in that you can drill down into specific data columns to see more detail.
  • The setup of properties is simple and intuitive, and not that different from other multifamily software competitors, which helped with the transition.
  • The residential Manager dashboard hosts a great snapshot of the property management performance of a property in real-time. It is easy to locate current occupancy, leasing activity, and maintenance request data.

Cons

  • The menu system is confusing for new users, so navigation can be challenging at first. There are many ways to get to the same page, and depending on your current "role," you may or may not have access to the same items.
  • Would be great if the system was more responsive to a keyboard user, rather than requiring clicks on everything to navigate.
  • It is difficult to work with duplicate screens if you want to have two data points up on multiple screens.

  • Allowed us to bring several external vendor products in-house with Yardi Voyager's standard products.
  • Saved half of a day in manual reporting by consolidating our custom reports into standard Voyager versions that already exist in the system.
  • Prompted us to bring on board a Yardi/IT specialist which has dramatically increased internal ticket response time and expanded our usage of Voyager as a whole.

Yardi - Not intuitive, but thorough

Pros

  • Reporting in Yardi is really strong, especially the financial reporting.
  • Yardi also is good at versatility when it comes to finding information - you can locate data in many ways and output in many forms.
  • Yardi is pretty seamless with allowing you to switch from property to property.

Cons

  • Yardi PM is not intuitive. Even for savvy computer users, until you get to know it, it is not an easy platform.
  • It freezes fairly often on us.
  • Yardi's solutions and steps for some processes are cumbersome and again, not intuitive, so you have to ask someone with experience for help.

Return on Investment

  • Like all the software in the multifamily arena, Yardi is pricey. Not quite as pricey as OneSite, so a bit better return, but still pricey.
  • That said, the accounting department likes Yardi and it does save us money by providing quick and easy access to our data and the analytics are terrific.
